1.

First contact

Advisory appointment During this advisory appointment, the main objective is to establish a fluid communication with the client, understanding their tastes, needs and preferences. They are given the opportunity to express their ideas and concerns, and are guided in the process of defining and refining their project concept.

2.

Site visit
The site visit is a crucial stage in the methodology. During this visit, the existing conditions of the site are analyzed in detail, such as climate, topography, views, access and any restriction or condition that may affect the design and construction of the project.

In addition, the site is documented through photographs and videos, which will serve as reference and support material for the elaboration of the site proposal. This proposal aims to find the best location and layout of the project in relation to the environment, optimizing natural conditions and taking advantage of the best views and characteristics of the terrain.

3.

Preliminary design contracting
At this stage, the team of architects develops the architectural design of the project, taking into account the needs and tastes of the client, as well as the established budget. The main objective is to create a personalized and functional architectural design that meets the client’s requirements and adapts to site conditions. In addition, it seeks to optimize spaces and create aesthetically pleasing and welcoming environments.

4.

Preliminary design delivery
Once the preliminary design is finished, it is delivered to the client in a complete presentation. This presentation includes the use of rendered images and videos, as well as a three-dimensional model so that the client can clearly and realistically visualize the projected spaces.

5.

Refinement
The refinement of the design is a fundamental stage in the process. After receiving feedback from the client on the preliminary design, we work closely with them to make the necessary adjustments and modifications. During this stage, follow-up meetings are held in which specific aspects of the design are discussed and reviewed, such as space distribution, finishes, construction details, among others. The aim is to materialize the client’s vision and ensure that the design reflects their tastes, preferences and needs. It is important to maintain a fluid and transparent communication with the client during this stage, in order to ensure that all requests and expectations are being met. Working together, the design is perfected until achieving the desired final result: the client’s dream home. Once the design has been perfected and the client is completely satisfied with the result, we proceed to the next stage of the process: plan development.

6.

Plan development
Once the design has been perfected and approved by the client, we proceed to the plan development stage. During this stage, detailed technical plans are generated that will be used during the construction of the project. The plans include precise and complete information on space distribution, dimensions, necessary systems and services, finishes, electrical and sanitary installations, among other details. It is ensured that the plans comply with all relevant regulations and legal requirements, as well as quality specifications. It is important to note that a thorough review of the plans is carried out to ensure their accuracy and clarity.

7.

Plan delivery
That’s right, once the plans have been developed and reviewed, a delivery meeting is held with the client. During this meeting, they are shown and explained in detail so that the client has full knowledge and understanding of them.

8.

Procedures and budget development
Once the plans have been delivered, the process of procedures before the CFIA (College of Engineers and Architects) and the Municipality is initiated, where the necessary permits and licenses for the execution of the project are obtained. During this stage, advice and support are provided to the client in all required procedures, providing the necessary information and documentation to complete the processes. In addition, advice is offered on issues related to bank financing, where the required information and documents are provided so that the client can manage a loan or financing for the construction of the project. In parallel, detailed budget calculation of the project is initiated. This involves making a complete breakdown of costs in each stage of the project, including materials, labor, professional services and any other necessary expenses. The aim is to offer the client an accurate and transparent estimate of the total costs of the project.

9.

Budget delivery
During this meeting, the professionals (architects, engineers, contractors) will show a finalized version of the budget, which will include all the necessary elements and services to carry out the construction. The costs associated with each component of the project, such as materials, labor, professional services, municipal permits, start and execution deadlines, among other details, will be explained.

10.

Construction
With the approved construction permit, we begin the work under the modality that the client hires us for, continuing with the quality standards that have characterized us throughout the design and plan process. During this process, we continue in constant feedback with our clients to achieve satisfaction in every detail of the construction and thus finally deliver a project with the best materials and finishes that will make it become the client’s dream project.
